About This Project

A sprawling 5-bedroom luxury villa on Sarjapur Road designed with a dark palette, natural stone, and custom joinery throughout. The client approached us with a clear vision: a space that felt luxurious without being ostentatious — warm but modern, functional but deeply beautiful. Our team spent three weeks in the design phase alone, iterating on concepts until the direction felt unmistakably right.

Every material was hand-selected. Every finish was debated. The result is a space that our clients use and love every single day — which is, ultimately, the only measure of success that matters.

Design Approach

The Sarjapur Road villa represents the most ambitious residential project in Define Home Interiors' portfolio — a 6,800 sq ft, four-level home designed from scratch for a family of five with a 14-month design and execution timeline. The clients had an extensive international travel portfolio and wanted a home that referenced the material richness of luxury hotels they had stayed in — in Tokyo, Copenhagen, and Milan — without replicating any single aesthetic. The result is a home that is distinctly Indian in its spatial generosity and craft traditions, while being unmistakably contemporary in its restraint and material intelligence.

The design is organised around a central double-height living room that pulls natural light down through a skylight and diffuses it across a feature wall in hand-cut Kota stone. Every bedroom has its own distinct palette and personality while maintaining design coherence through shared material elements — the same fluted oak joinery detail appears in each room, scaled to its context. The basement level houses a home theater, a gym, and a wine room — three spaces that required specialist acoustic, lighting, and climate control design far beyond standard residential scope.

Materials & Finishes Used

  • Hand-cut Kota stone feature wall in the double-height living room (imported finish, hand-laid)
  • European oak engineered hardwood flooring throughout all living areas and bedrooms
  • Custom fluted oak joinery for TV units, wardrobes, and study shelving across all floors
  • Nero Marquina marble in the master bathroom — floor, countertop, and feature wall
  • Kolkolite acoustic panels in the home theater with Dolby Atmos 7.1.4 speaker integration
  • Custom brass and blackened steel hardware, fixtures, and lighting throughout

Client Brief & Challenges

The client brief was exceptional in its ambition and clarity: a 6,800 sq ft villa that should feel like a personal luxury hotel — every surface considered, every material premium, zero compromise on craft quality. The primary challenges were the project's sheer scale, a 14-month timeline that needed to accommodate custom-ordered materials with long lead times from Italy and Scandinavia, and coordinating over 40 contractors and vendors simultaneously on a live construction site in Sarjapur. We assigned a dedicated senior project manager to the villa full-time for the duration — an unusual step that proved essential to maintaining the quality standards the project demanded.

Key Outcomes

  • Project completed in 14 months, on time despite supply chain delays on imported Italian marble that required proactive substitution planning
  • Final project cost at ₹2.85 crore against an approved budget of ₹3 crore, delivering significant value through strategic vendor negotiations
  • The client described the home as 'beyond what we imagined was possible in Bangalore' and has since referred four high-value projects to Define Home Interiors, two of which are currently in execution
